Queensland Smoke Alarm Requirements

Queensland has some of the strictest smoke alarm laws in Australia, helping to improve safety for families and rental properties.

If you own a home, investment property or are preparing to sell, it is vital to ensure your smoke alarms meet the current Queensland legislation. These changes apply to rental properties now and will apply to all homes by 1 January 2027.

To comply with Queensland regulations, smoke alarms must be:

  • Photoelectric
  • Be interconnected so when one alarm activates they all sound
  • Comply with Australian Standard AS 3786:2014.
  • Be installed in every bedroom, in hallways connecting bedrooms, and on every level of the home.
  • Be powered by either 240V mains power (with battery back-up where required) or a sealed 10 year lithium battery.
  • Be replaced before 10 years of age.

Rental Properties

For rental properties, landlords are responsible for ensuring smoke alarms are correctly installed, maintained and operating as required by Queensland legislation. This includes ensuring alarms are functioning properly at the start of every new tenancy or lease renewal.

Buying or selling?

Since 1 January 2022, all new homes sold or leased in Queensland must comply with the current smoke alarm legislation. If your smoke alarms are more than 10 years old, not interconnected or not installed in the correct location they will need to be replaced or upgraded.

Compliance Certificate

After completing your smoke alarm installation or upgrade, T.R.T Electrical & Air Conditioning provides a Smoke Alarm Compliance Certificate for your records. This certificate confirms that, at the time of inspection and installation, your smoke alarm system met the applicable Queensland legislative requirements and Australian Standards. It provides valuable documentation for homeowners, landlords, property managers and those buying and selling a property.

Common issues we come across that fail to meet the current Queensland Smoke Alarm legislation:

  • Smoke alarms not installed in all bedrooms
  • Incorrect placement
  • Expired or outdated or not photoelectric units
  • Isolated smoke alarms that are not interconnected.
